Overview:

The Julieanna is a 4,000-square-foot new-build residence in Salem, UT. This project began as a redesign of a larger custom home, transformed into a more modestly sized and marketable plan while maintaining the beloved Cape Cod style exterior. The client’s request was to create construction documents and produce renderings that would guide the final build, preserving as many original features as possible.

Project Goals:

The client wished to take the essence of their larger custom home and refine it into a smaller format without losing its character. A key goal was to keep the front elevation identical to the original design, ensuring that the signature Cape Cod charm remained. The design team needed to integrate many features from the previous layout, adapting them to a reduced footprint that would appeal to a broader audience.

Design and Implementation:

The scope involved creating a revised design, drafting construction documents, and producing renderings. The team worked closely with the client, exploring multiple options for relocating the staircase and adjusting layouts to maintain functionality. The final staircase placement provided both a grand appearance and efficient use of space.

Special attention was given to the primary bathroom and closet arrangement. The chosen layout included ample storage and room for a washer and dryer, ensuring that the updated home offered both comfort and convenience. While the front elevation remained unchanged, the rear elevation was redesigned to complement the original style.

Challenges:

Adjusting the floor plan to a smaller size presented obstacles, particularly in finding the right spot for the staircase. By meeting with the client to review multiple design options and evaluating their pros and cons, the team reached a solution that balanced aesthetics and practicality.

Outcome:

The Julieanna emerged as a home that met the client’s desires: a smaller, well-designed space that retained the original home’s visual appeal. The client expressed appreciation for the final design, praising the staircase layout as a favorite element. The home was accepted into the Utah Valley Parade of Homes, where it received the Judge’s Choice award in its tier group.

The Julieanna’s success led to further interest: another couple, inspired by the Parade of Homes showcase, requested a redesign with added space for their family. This highlights The Julieanna’s strength as both a marketable plan and a source of inspiration for future homeowners.
